Architectural Design For Banstead

Banstead Village is a small centre serving mostly local needs with moderate public transport accessibility. It has not been identified as a strategic location for high growth levels or high density housing due to its constrained nature and limited accessibility and as such there are only a limited number of development opportunities in and around the village. However, some areas particularly in the north-west, have reasonable accessibility and provide significant opportunities for residential intensification. Housing is primarily for families and delivered on smaller sites within the urban area. Specific sites identified by the Council will be allocated through the DMP and development density and type will be informed by local character and need.  However, the Council will ensure that Banstead’s identity as a large village settlement surrounded by Green Belt land will be protected.

Alex Coleman Associates have extensive experience of working in the Banstead area and with the local authority, Reigate and Banstead Borough Council.  We regularly attend pre-application advice meetings at the Town Hall in Reigate with or on behalf of our clients and we have built up a good working relationship with the staff in Development Control and Building Control over a number of years.

Recent projects undertaken by the practice in Banstead include a new end-of-terrace house occupying a corner plot in Hillside Close,  completed in 2014. Abbott Holliday Partnership were the consulting engineers and Onsite Developments Ltd the main contractor with Falcon Energy being appointed as renewable energy consultants.

Many original houses in and around Banstead date from the 1930s and are often substantial family homes built on large plots with considerable scope for extension and re-development.  Green Curve is one such road where we have been granted planning permission for substantial extensions to two houses. Other schemes currently in for planning include extensions to houses in Wilmot Way, Lambert Road and Merland Rise as well as a large swimming pool annex to a house in Cunningham Road.
