Alex Coleman Associates were appointed post-planning to develop the design for this single-storey rear extension to a house in Crosslands Road, West Ewell. This involved an application for Building Regulations approval and production information for construction.
This project was the first collaboration with Peter Holliday and Associates (Consulting Chartered Structural Engineers).
Local firm P & A Builders Ltd., based in Chessington, were chosen to carry out the construction with the project being completed on time and within the original budget.
The extension is integral with the dwelling, ie. there is no thermal separation and by definition it is therefore not a conservatory but a ‘substantially glazed space’. As such the total area of windows, roof windows and doors permitted is limited under Part L1B of the Building Regulations (Conservation of fuel and power in existing dwellings). Consequently, the number of rooflights had to be reduced at the later design stage.
|The exterior was rendered using the CERESIT External Thermal Insulation Composite System which may be applied in layers from 20mm to 200mm thick in order to improve the U-value of walls. This system also reduces humidity within the building and improves sound insulation. It is available in six different finishes and all RAL colours and is low maintenance. It may be applied to new or previously painted or rendered surfaces without the need to remove the existing finish. The render terminates immediately above the dpc and also above window and door heads with CATNIC Bell Cast Drips to form and protect the lower edge of the render by allowing rainwater to drain clear of the underlying substrate|
